Kimberly, Marcus, and myself started Noir Capital in 2022 as we began taking on investor capital. We understand real estate investing is daunting and we wanted to share our skills and investment knowledge with you all.?
1. Company Update: Construction is underway and progressing fast!
In early 2024, we began exploring alternative investment opportunities as multifamily-residential was not achieving our desired returns. Marcus?took the lead and began our first new construction project, a 4-bedroom, 2-bath, 1400+ sqft single-family house near McAllen, TX. The goal of this first project is to get experience in the residential new construction business before scaling and bringing in investor capital. As of today, he's completed the foundation, rough electrical, rough plumbing, and framing. If you are interested in learning more about the process, please let us know and we will create more content so you can follow along.
Investor So What: We are 3 months away from our next investment project. Once we feel comfortable in the new construction space, we will scale and open our projects to investors.?
2. Market Update. Rental market performance across our portfolio.
There was marginal rent change over the summer. While better than decreasing rents, stagnant rents are ultimately a loss. Stagnation means rents are not keeping up with inflation and rising expenses.?
Investor So What:?Tenants are getting squeezed on all fronts, and assuming year-over-year rent increases is not realistic.?
