As we enter 2022 and look to the future, never has the challenge to convert current building methods been more appropriate. The ground solution has always been the challenge and will continue to do so until we change our mindset.?

Having worked with probably the two greatest brains when it comes down to ground solutions in the Bullivant brothers, it is surprising that very few people have taken up the challenge and yet over thirty years on we are still carrying on with the standard deep fill because it does works though at what cost, I have never been given a definitive final cost nor has it worked out like the engineers design

Just imagine the problems we have now with labour and just in time materials, where lead times have stretched beyond what I can remember in my 40 year career increasing as Labour turn their backs on our industry. Planning will be the key and using products that can be manufactured in advance, though this still requires upfront planning and the correct information

Granted even BIM designed foundations can go wrong, whether that be design, manufacture or install, but for it to be more successful and capital costs reduced, there does need to be more "Buy In" from clients and their design teams. Its very rare that good installs are mentioned and only the poor ones are remembered, but that's the nature of our industry and it is highly unlikely to change.

We have engaged with QAssure to help push and they will be our warranty provider on over 130 units starting in the next few months. The reason we have chosen them is there open minded approach to MMC, the pragmatic approach and also their willingness to review, support and understand what we are trying to achieve

We are not squeaky clean and have had a few issues that we didn't foresee, but we are ready for the future with the likelihood of several changes to the building regulations in the coming years, mainly around the fabric of the house and the change over from gas reliant to electric, we have taken the decision to open up our offer to allow for a more complete range starting at 400mm, 500mm and going to 600mm in terms of width. We can also put our beam solution on any pile type except Vibro stone columns without the use of a pile cap.

This will give you as the client more opportunities and options with regards the foundation solutions available to you. If your clients are mainly Social housing providers then the changes to their funding will also be influenced by this decision as the Government has set targets of a minimum of 55% Pre Modular Value(PMV ) for properties going forward.

Unlike previous pushes with regards to more BIM orientated off site solutions, the reality is that now Gas will be stopping and Hydrogen as a substitute is some way off as we do not have the infrastructure in the UK, fabric First will come to the fore and our current and perspective clients need to be ready
