New Town Apartment Prototype - Sacramento, CA

JZMK Partners has been retained to design a new apartment community within the 773 acre “River District Specific Plan” area of Sacramento. The site is part of a former warehouse district that is being revitalized into a vibrant transit-oriented redevelopment North of and contiguous to downtown Sacramento.

The architectural and urban design concept will be a version of JZMK Partners “New Town Prototype” concept which was developed as a response to post pandemic consumer living preferences, based upon research conducted by John Burns Real Estate Consulting.

The following New Town Prototype was developed by JZMK Partners as an example of one potential future Urban Design Solution while providing an astounding 54 Dwelling Units Per acre in a on-grade wood frame three and four story solution that integrates amenities into a pedestrian scaled walkable community.

Apartment communities that can adjust to new consumer demands will be at the forefront of future multifamily development. Commutes are changing from Highway to Hallway. Residences that integrate working spaces, opportunities for outdoor living, and distance from neighbors represent the emerging trend. The most successful apartment communities will be those that incorporate these elements along with the traditional features that renters demonstrate they want the most – attainable rents, low-maintenance living, and community integrated amenities.

In order to maintain affordability in rent structure, we must maintain a certain level of actual density in the planning of these new communities. However, that density can be re-configured in such a way that addresses these shifting consumer demands, is safer, is more livable, is more sustainable, and results in a lower perceivable density in the process.
