The PRA are considering categorising all landlords/investors with four or more mortgaged buy-to-let properties as portfolio landlords.
According to the Buy-to-let YouGov Survey Report in association with Aldermore, this only affects around 10% of landlords but if the proposals go through they will need to prove they can sustain their buy-to-let investment/s in order to get a mortgage on another property. The proposals include specialist underwriting rules which consider the complex nature of the borrower and their buy-to-let properties.
