Known as the "Short lease" strategy This is where a lease has less than 80 years remaining on it (the lower the better for this strategy). The Investor negotiates a substantial discount due to the problems of remortgaging a so called "short lease" and the expense of extending a leasehold for the current leaseholder. The investor secures the property, adds value to it by extending the leasehold before selling on, making a profit. These new laws will make it much easier and cheaper to extend a leasehold and even allow up to 990 year leasehold so it's fair to say that this is probably the end of this well known investment strategy. Clearly very important to stay up to date with all of the latest changes to laws to ensure you make well informed investment decisions.
