In June, there was a notable shift in the Scottish housing market as planning submissions for new homes surpassed the number of approvals, marking the first month this year with such a trend.
A total of 2,216 new homes were submitted for planning approval, with 315 of them identified as affordable housing, indicating a return to normal monthly levels.
Among the notable submissions, Avant took the lead with a proposal for 342 homes at the Blindwells development in Tranent, East Lothian. Taylor Wimpey also made a significant contribution by expanding their Ravensheugh development in Wallyford with an additional 146 homes. CALA Homes topped the tables in the west with an application for 277 new homes in Cathcart, Glasgow, while Robertson applied for 268 homes in Elgin. Furthermore, the Link group requested permission for 152 affordable homes in Granton Harbour, north Edinburgh.

Despite the increase in planning submissions, approvals remained steady with 1,555 new homes approved across the country. Out of these, 61 were identified as affordable housing.
Bellway stood out in Midlothian, receiving permission for 395 new homes in Auchendinny, just outside Penicuik, and 169 new homes in Shawfair, off the Wisp. In West Lothian, BDW obtained approval for expanding their Winchburgh development by an additional 237 homes. The only other development of 100 or more homes that received approval was by Modern Spec, who were granted permission for 138 homes in Patna, East Ayrshire.
