A New Hat for Your Home - New Roofs!

Is your roof looking a little worse for wear?  Are your roof tiles falling down, or is it that drastic that water is getting in and damp is showing?  Like anything associated with your home, after a while maintenance needs to be done and changes made.

 This article will look at all the aspects, that combined, will dictate the cost of your roof. Roofs come in many shapes, sizes and different longevities. With a new roof, you are protecting your home from weather related damage, reducing energy bills and increasing your properties value.

 Firstly, and probably the most obvious, is the size of your roof. More surface area means more materials needed to be used and therefore a higher cost. In addition, if it is a bigger roof, then more manpower will be needed to complete the roof in a shorter time.

The material that you use to re-tile your roof will either decrease or increase the price.  Different roof tiles will have different life expectancies and this will determine the cost. Older slate is generally nowadays replaced with either natural slate, or manmade slate.

 In conservation areas, a certain type of slate will need to be used changing it like for like. In these cases, natural slate is used on older traditional houses.  Natural Slate requires no maintenance at all and due to its longevity, 120 years plus, it is the best to go for in terms of performance. It is authentic looking and cannot be replicated by manufactures in addition to not fading and keeping its quality.

Concrete tiles are reasonably priced and hold a mid range life expectancy of 40 to 50 years.  Due to concrete being porous, they are prone to stain and also increase pressure on the roof structure due to the concrete material absorbing water.  

 Clay tiles, or terracotta tiles, bringing memories back of Spanish roofs, retain their red colour and hold a longer life span than cement, up to 100 years. Due to the clay’s longevity, the tiles are more expensive.

 Other manmade slates include rivendale, a mid price range holding the appearance of natural slate but will not outlast natural slate and eternit, a low cost, low life span tile solution. Although lacking longevity eternit can reduce cost by a huge amount.

A roof can take anything from 2 days to 13 days to demo and then re-tile. In general, the price will fall between £3,000 and £10,000 but that all depends on the size of your roof and the type of tile you use.

Always put a little extra money to the side in case issues arise during the construction.  No one knows what is under the roof until it has been ripped up. Damp, infestations and other issues can arise so always have a little extra cash to spare.
