New EPC Rating Rules!

Wow, it’s now 2 thirds into the month of April, and 2020 is proving to be VERY different from how we all imagined! 

But it’s during these craaazy times that it’s easy to forget the basics... so did we all remember that Part Three of the Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015 came into force this month??!

So what’s this about? ??

Well, private sector landlords must not grant any extensions or renewals or even continue to let properties where the Energy Performance Certificate (EPC) is below the minimum level of energy efficiency for private rented properties of band E.

But with the country in lockdown, what can be done? ??

David Cox, Chief Executive of ARLA Propertymark said, “Although we have asked the Government to postpone these regulations in England, it’s unlikely they will do so. This is because the law was passed in 2014, meaning landlords and letting agents have had several years to meet this deadline.”  

So there it is! As landlords and investors, we need to get onto this! But what if your property is rated F or below?? Well, unfortunately, if you want to continue to rent out your property, you must pay out to make it more energy-efficient! However, if the cost of improving the property to band E and above is greater than £3,500, you can register an exemption for 5 years, but you still need to do what you can up to the value of £3500.
