One of Asia's biggest developers, Karachi-based Bahria Town wants to recreate Paris vibes. The Dubai real estate market might get an ‘Eiffel Tower’ structure after all – if a new developer to the local property market has its way. The developer, Bahria Town, is intent on anchoring a recreated Eiffel Tower as a center-piece of its 20 million square feet project in Dubai South.
One of the biggest developers in Asia, this is also Karachi-based Bahria Town’s first project in Dubai, according to market sources. Interestingly, at its massive Karachi township, the developer did build an Eiffel Tower replica.
“The developer believes that recreating global cultural icons at their projects do add to the visibility of the overall project,” said a broker who was present at a video presentation of Bahria Town’s Dubai South masterplan. ???
“Bahria Town clearly wants to have a distinctive feature in Dubai South beyond the planned homes and the extensive green features.”
With a 20 million square feet area available to it, there is enough space for the developer to bring in a bit ‘value-added’ elements’ such as an Eiffel.
Second time lucky?
There had been earlier plans to build an Eiffel Tower look-alike in Dubai. As far back as 2005-06, a developer confirmed such a structure would be part of the ‘Falcon City of Wonders’. That did not happen.
It's up to the people behind Bahria Town to prove that an Eiffel Tower version in Dubai is well within the bounds of what's doable.
For the latest offplan projects in Dubai, developers are bringing in additional touches and lifestyle elements beyond the typical apartment sizes, payment plans, etc. By now, multiple projects now come with an extensive water body, such as Damac’s Riverside Views and the latest release at the City Walk in Jumeirah from Meraas.
Others have focused on generous provision of wellness features into their projects, whether those are high-rises or residential communities. Clearly, developers are thinking beyond plain-vanilla offerings to a new crop of buyers.

The 'Blue Mosque'
At Dubai South, Bahria Town will also recreate a version of the fabled Blue Mosque in Istanbul, built between 1609-1617.
The first offplan releases at Bahria Town should happen within weeks, according to market sources. “The new ‘Eiffel Tower’ and ‘Blue Mosque’ offer points of reference once the project is built,” said an estate agent. “Phase 1 is likely to take 4 years. Early releases will have prime views of the two landmarks.
