New Construction, Covid-19, & A Real Estate Agent
I attended an amazing Zoom on New Construction! Builder Boost Houston put together Coffee & Conversation w/ Jean Ann, Co-Founder of Highland Homes. Here are my takeaways on new construction during the pandemic. But first let's answer the question: Why would you consider buying a new home when working with a real estate agent?
The answer is simple: the agent has a fiduciary duty to you, not to the homebuilder. This means that in the negotiation the agent will negotiate with the homebuilder with your wants and needs in mind, while the homebuilder sales agent will solely represent the company and its interests.
After Covid-19 buyers have started to re-think how to look for homes now that protective gear is a must in all showings. Adapting to this reality, I have taken the precaution measure to recommend my clients to drive around a neighborhood before scheduling a showing in order to reduce home exposure risks. In her presentation, Jean Ann pointed out the advantages of new construction, which I trust you will take into account when deciding on what type of home to purchase.
Buying a new home has vast advantages, which nowadays are hard not to consider. New homes eliminate the need to purchase extended warranties, to engage in remodeling, and to purchase new appliances within a couple of years of buying the house. The inevitable benefits that new construction offers are the architectural advantages of high ceilings, natural light designs, and energy efficiency homes to reduce monthly bills in the long run.
Finally, homebuilders are adapting to the changes in homebuyers' needs and, in turn, will reflect those changes in their new designs. I personally look forward to seeing what they come up with. More elaborate home offices? A smarter home for virtual living? Whatever it is, I'll be sure to highlight updates to assist my clients in finding their dream home.
