Residents of high-rise buildings can now enjoy unprecedented rights and protections, thanks to the initiatives spearheaded by the Building Safety Regulator at the Health and Safety Executive. A pivotal moment for high-rise living safety, residents are encouraged to verify their building’s registration under the new regulations.

At the heart of the building safety revolution in England, the Building Safety Act 2022 has been instrumental. Formed under this Act, the Building Safety Regulator is committed to elevating safety standards throughout the construction and habitation environments.

Block Maintenance urges all high-rise residents in England to familiarise themselves with the transformative building safety laws now in effect. These laws are designed to protect and empower residents, allowing them to actively engage in the safety decisions impacting their homes and providing a streamlined process for highlighting safety concerns. Since receiving Royal Assent on 28 April 2022, the Building Safety Act has been a cornerstone for resident safety in high-rise buildings, defined as structures of 18 metres in height or more, or with seven or more storeys, housing at least two residential units. Recognised as 'higher risk', these buildings are now subject to stringent safety protocols, encouraging residents to learn how the legislation impacts them.

The Act represents a comprehensive overhaul of previous regulations, setting a new standard for the construction, maintenance, and safety of residential buildings. Key to these reforms is the introduction of a Principal Accountable Person for each high-rise, ensuring clear accountability for the safety management of buildings.

The Principal Accountable Person is responsible for meeting safety standards, while the regulator oversees compliance."

The regulator's Residents Panel, composed of diverse high-rise residents, offers invaluable insights and feedback, significantly influencing the regulatory framework for high-rise safety.
