Hey everyone. Welcome back to the channel. I am Adam Hancock, and in today's video I have Jordan Culler from my team, amazing real estate agent, that is going to run you through a brand new and one of the most, if not the most, affordable neighborhood in all of the master planned Wellen Park community in South Venice/North Port, Florida. She's going to run you through the neighborhoods, the builder, why any of that matters. She's one of the first real estate agents to actually do transactions in that neighborhood, and it's one of the cheapest price points of single-family home of new construction in both counties combined. So I hope you find a ton of value in that.

Hi, I'm Jordan and I'm on Adam's team. And today we're talking about Antigua by Lennar in Wellen Park. So I was recently down in Wellen Park, and I sold a home in Antigua to one of my clients. And I think it was really interesting, the whole concept. So that's why I think it's important that we talk about it today. Antiqua is being built Lennar, which is a national builder. They're one of the biggest in the United States. They range across 26 states, so they're kind of a big deal. They're very big in Lakewood Ranch, and currently they have two communities in Wellen Park, Tortuga and Antiqua. So without further ado, let's get into it.
So Antigua in Wellen Park is being built by Lennar, which is a national builder. I'm sure you've heard of them. They're pretty big in Lakewood Ranch. They're almost done building their Tortuga community in Wellen Park, and they just launched Antigua at Wellen Park. So they're a big deal. They build predesigned homes. They're no nonsense builders. You're guaranteed to get a good experience with them. So you're going to find all single-family homes in this community. There's not a mix of villas or duplexes or anything. It's all single-family homes. There's 177 home sites. So it's a good size community.
There's no amenities. So again, going back to Lennar, it's no nonsense. All of the homes are predesigned. Some have pools, some don't. And you have a wide variety of floor plans in here, ranging from 1600 square feet, which is going to be your typical three bedroom, two bath, up to their 3000 square foot floor plan, which is five bedroom, three bath. So really, a wide variety of floor plans in here, and a good price point. You can get in here for under 400,000, up to six. Some of these have pools too, so the price range is unreal.
Okay, so Lennar is a no nonsense builder. So if you're going in Antiqua, you are getting a predesigned home, anywhere from three bedroom, two bath, around 1600 square feet, up to about 3,600 square feet, which is going to be a five bedroom, three bath. When I say predesigned, I mean the builder has picked everything out, the structurals, the design options. They've either sent it to permitting or already started it, and you're buying it as is. So it's no nonsense. This is really great if you don't want to make choices and you kind of want to buy it as is. 177 single-family homes in this community. it's a good size, but it's relatively small compared to some other communities in Wellen Park. And it's going to be a coastal aesthetic, so it's really going to match Wellen Park as a whole.
So Antigua does not have any amenities, which a lot of the communities in Wellen Park aren't doing any because they consider Wellen Park itself the amenity. So that lowers your total annual or monthly HOA fee. You're paying about $177 a month, and that does include your cable and internet and a gated community as well as maintenance. So it's maintenance free. They're taking care of your lawn, they're mulching the beds, et cetera, which is really nice if you're seasonal or you just don't want to mow lawns in Florida, which, who does?

Current availability. So as I kind of mentioned, Lennar predesigns everything and then releases it once it's already started. So from my understanding, they're starting six homes a month. So you basically have six buying opportunities per month, which is pretty reasonable. And what's nice about that is your contract to close time can be anywhere from three months to 12 months. So depending on what stage you buy that home, it could be fast or it could be pretty slow. So Lennar historically starts their homes before they sell them. So with that being said, they are serving six homes a month. So you basically have six buying opportunities each month in this community.
So how Antigua fits into Wellen Park is really unique because it's just northeast of Cool Today Park. It borders US 41. It puts you probably 20 minutes to Manasota Beach, which is going to be your closest beach, which is great. I mean, it's super coastal, and it's walkable to downtown Wellen Park. You're probably two miles tops to walk to Wellen Park. So it's a nice exercise. All of the sidewalks of Wellen Park are 16 feet wide, so it's super pedestrian friendly. And it's in the Playmore district. So that's the new section of Wellen Park. That's where you want to be if you're buying because you do not have to cross over US 41 to get to downtown Wellen Park. It's very pedestrian friendly, it's bike-able, it's golf cart-able, and that's where all of your new communities are going. So in there you have your Avelina, your Wysteria, your Solstice, your Gran Place, and this is just another great addition to it.
So when I brought my clients to Antiqua, we sell multiple communities in Wellen Park, and ultimately they chose Antigua because it's the best value prop out of all the other communities right now. They got a 2000 square foot home, a three bedroom with a den, two bath, with a pool for $550,000, which is incredible. And I think it's the no nonsense that makes it easy. They could close in three months. They got a really good price. There's no amenities. They didn't want to pay extra for something they weren't going to use. And that was what was appealing about it.
So I think why this is appealing not only to the current buyer I just had, I think it's appealing to the type of buyer that maybe this is a seasonal home, a second home, and they don't want to take care of maintenance. They don't want to pay so much money in HOA fees for all these extravagant amenities that they're really never going to use. I also think it's great for the first time home buyer or someone that's downsizing and they don't need this grand, expensive, large home anymore. I think it's a good value prop. I think it's a low HOA fee. It's maintenance-free, which makes it a really great seasonal home. And I think you get a lot of bang for your buck. I mean, you can get a five bedroom, three bath home for under $600,000, which that doesn't exist in many places. So again, it's no nonsense. It's easy, it's maintainable, and it's affordable.
