A permit history from the city may help jog memories of residents who have been around for years and reserve studies are helpful if you have them going back 15 - 20 years. Having these materials will go a long way to providing the correct narrative for your structural report's baseline and will help those wanting the report to understand what has been done and what needs to be addressed in the future.
