Hey there, Sunshine State developers! Strap yourselves in for a wild ride through the topsy-turvy terrain of modern rental markets. You've got to be a veritable tightrope walker these days, juggling newfangled renter demands, ever-spiking construction costs, and the roller coaster of interest rates.
Pickleball, my friends, is the new kid on the block - a hybrid of tennis, badminton, and ping-pong. It's grown by a whopping 158.6% in the past three years according to the APP (Association of Pickleball Professionals), and there are now over 36.5 million players in the US, half of whom are clamoring for more action. So, dust off those paddles and install a court or two. It's a sure-fire way to pickle your tenants' fancy across all ages. Estimates range for court installation at aproximately $40,000 depending on site conditions and the type of courts installed.
Don't forget, our furry friends need pampering too. With pet ownership on the rise, "bark parks" are the new "it" thing. Not only do they make Fido wag his tail, but they also attract tenants faster than you can say "fetch!" If you have space on your project site, you might consider it as a low cost amenity.
Now, let's talk tech. Gone are the days when a mere dishwasher was considered a luxury. Nowadays, renters want keyless entry, programmable thermostats, smart appliances, and warp-speed internet. The aim is to create a living environment that's as technologically advanced as the Starship Enterprise, just without the extraterrestrial skirmishes.
And then there's the green wave. Electric vehicles (EVs) are expected to make up 40-50% of car sales by 2030. However, before we go all-in, let's remember that this adoption rate is higher in big cities than in our smaller submarkets. So, let's be clever about this. Install the underground conduit for future charging stations but hold off on buying all the charging stations upfront. Who knows, the battle between old and new rental communities might just come down to which parking lot can charge an EV!
