Navigating The Change In Use of Office

Dear Forward-Thinking Landlords and Asset Owners,

In the ever-changing landscape of commercial real estate, a seismic shift is underway—one that demands your attention. The surge in remote work is triggering a transformation in the traditional office space paradigm, and it's time to take action. As vacancy rates escalate and the nature of work evolves, partnering with CreativeCubes.Co can be your strategic move towards a future-proofed property portfolio.

I’ve just returned back to Cubes after attending the Global Coworking Conference where leaders of our sector and data groups like Instant Office and Rubber Desk are qualifying this seismic shift with data that we’re seeing and experiencing first hand as we support companies of all sizes move from the traditional office lease to flexible office solutions, downsizing and opting out of their historic office accommodation.

In fact our very own industry body here in Australia, Flexible Workspaces Australia just released this report to give you a pulse check on the rise and change.?

Remote Work's Impact: A Glimpse into the Unfolding Scenario

According to McKinsey Global Institute, the remote work wave is poised to leave an $800 billion dent in the value of major city office buildings. This forecast isn't speculative ; it's grounded in the dramatic increase in remote work adoption and the subsequent drop in traditional office space demand. The data speaks volumes: vacancy rates are climbing, and the commercial real estate landscape is undergoing a profound transformation.

Recent studies show that 82% of business leaders intend to adopt remote work post-pandemic, with almost half working on a permanent remote work setup. It's clear that remote work is here to stay, and this fundamental change in work dynamics has a direct impact on the demand for traditional office spaces.

Adaptation as the Key to Thriving: CreativeCu1bes.Co's Solution

The role of the office is no longer confined to a clock-in, clock-out routine. It's emerging as a dynamic hub for collaboration and innovation. The concept of the office is undergoing a metamorphosis, transforming into a space where teams convene for intense brainstorming sessions, problem-solving, and creating meaningful connections. My colleague Dr Ben Hamer recently put out these two papers:

For me, this gives a great insight into how the mindset of businesses here in Australia are evolving to support their workforce.

Embracing the Future: A Prudent Investment

The need for adaptability has never been more pressing. Consider the implications of the current trend in office attendance. The days of a full-time, five-day office presence are waning, giving way to a new norm where teams gather for 3-4 days to collaborate, strategise, and innovate. Businesses are actively seeking environments that foster connection, creativity, belonging and growth—a crucial aspect that landlords must address to retain and attract tenants.

I see it as a real opportunity to innovate some of the our crisis areas. ??Would I love a long term rental of an office floor rezoned for residential living? Absolutely! But I want extended living options like the Northern Hemisphere where you can paint walls, hang pictures, truly make it 'your home' ??Would it help to rethink how we live, work and play during the next 20 to 30 years, absolutely - imagine Melrose place but on a different scale ??Would it require a lot of design and fit out elements, not particularly when you measure the long term benefits There are a lot of options to consider!!
