The Kenyatta International Conference Centre (KICC), Nairobi Hilton Hotel, and Nairobi Intercontinental Hotel are iconic assets located in the heart of Nairobi's Central Business District (CBD) all 3 have been earmarked for sale. Their potential sale presents a unique opportunity for a combined strategic acquisition, with the aim of transforming these properties into an eco-system of modern conference, convention, and exhibition center, supporting hotel infrastructure as well as spearheading the revitalization of the Nairobi CBD. We will explore the numerous benefits that such an investment would bring to Nairobi's CBD and the broader economy, drawing inspiration from successful examples like London's ExCel Centre and O2 Arena and their transformation of the London Docklands.
Addressing the Deficiency in Conference Facilities
Nairobi, as a major African hub, currently lacks state-of-the-art conference and exhibition facilities, hindering its ability to attract international conferences and exhibitions. This fact is a national embarrassment, particularly when we consider the depth of hospitality talent & intellect we boast of. We have become nation of "Conferencing by Tents" as we cannot hold major conferences at scale without the use of tents! Renovating and reinvigorating the KICC as the conference & convention hub and the Nairobi Hilton & Intercontinental Nairobi as the support retail and hotel infrastructure, would enhance Nairobi's profile as a premier MICE (Meetings, Incentives, Conferences, and Exhibitions) destination and significantly boost our standing as a major city.
Revitalizing Nairobi's CBD
The CBD is currently experiencing an exodus of corporate tenants, who are relocating to more modern suburbs. Westlands, Kilimani & Upper Hill are the main beneficiaries. Real Estate agents are already struggling to let and sell CBD assets, this could be a real estate crisis in the making. Revitalizing and modernizing the KICC, Nairobi Hilton Hotel, and Nairobi Intercontinental Hotel would reverse this trend, attracting businesses back to the city center. This renaissance would reposition & reignite the CBD's vibrancy and recreate a thriving business ecosystem.
Boosting Foot Traffic and Invigorating Restaurant, Retail & Entertainment Investment
The renovation of Nairobi CBD's iconic trio (KICC, Hilton & Intercon) would position KICC to attract numerous conferences and events, resulting in increased foot traffic in the CBD. This heightened activity would stimulate investment in restaurant, retail and entertainment sectors, leading to economic growth and job creation. Additionally, the project would necessitate support infrastructure industries, such as audio-visual, conference setup, transport, parking and taxis, fueling further investment opportunities.
Developing a Festival and Concert Ecosystem
The proposal presents a unique opportunity to establish a festival and concert infrastructure within the MICE industry. By incorporating purpose-built venues, Nairobi can tap into the growing demand for such events in Africa. This would draw more visitors, facilitate cultural exchanges, and contribute to the city's leisure and entertainment offerings. The country already boasts a vibrant emerging festival & concert scene as outlined in my recent article here https://www.dhirubhai.net/pulse/kenyas-path-becoming-african-leader-festival-leonard-mudachi-cpyof/?trackingId=PATSieBgQXOYArR4a3yZVA%3D%3D. There is an opportunity to tap significant grow and develop this sector with this investment. Lending concrete support to our historical lip service to the creative economy.
Attracting Hotel Investments
A vibrant MICE ecosystem, coupled with increased foot traffic, would spur demand for hotel facilities. This demand can be met through a variety of investment avenues, including renovating existing CBD buildings, converting suitable properties into hotels, and constructing new hotel developments. These investments would further enhance the city's reputation as a compelling tourist and business destination.

Employment Opportunities and Economic Impact
The proposed project would create significant and diverse employment opportunities. Beyond the direct jobs provided by the renovated facilities, there would be a multiplier effect on the wider economy. From construction workers to service staff, employees from various sectors would benefit from the increased economic activity. Moreover, the influx of professionals and tourists would stimulate consumption, benefiting sectors such as hospitality, retail, and transportation.
Greening Nairobi's CBD: Tree Planting and Parks
The revitalization of the CBD presents an opportunity to incorporate green spaces and promote urban biodiversity. Strategically planting trees and creating parks within the area would improve air quality, provide shade, and create a more inviting environment for both residents and visitors. The presence of green spaces can have positive effects on mental health, contribute to climate change adaptation, and enhance the overall quality of life in the city.
An opportunity to Implement Electric Vehicle (EV) Transport Solutions
To reduce emissions and promote sustainable transportation, the proposed project should incorporate the development of an extensive electric vehicle (EV) charging & transport infrastructure within the CBD service the MICE ecosystem. Encouraging EV adoption and providing charging stations would support the transition to cleaner transportation, improving air quality and reducing noise pollution. Additionally, establishing pedestrian-friendly infrastructure and dedicated cycling lanes would further encourage sustainable commuting options.
A project Nairobi's Governor and KEPFiC should champion
The governor of Nairobi should champion this transformative project, harnessing support from relevant stakeholders and showcasing its potential benefits. The Kenya Pension Fund Investment Consortium (KEPFiC) is well placed to be the anchor investor for this transformative project. KEPFiC's involvement would ensure that this opportunity is realized on a scale befitting its importance and entrenching KEPFiC's investment intent. Not to mention retaining local ownership, and thus benefit in the project.
Drawing Inspiration from London's Success
London's investment in the ExCel Centre and O2 Arena serves as an exemplar for Nairobi's proposed project. The economic transformation brought about by these world-class venues in the London Docklands area highlights the magnitude of the opportunity Nairobi has before it. A search for either of the 2 venues on Google Maps reveals the transformative impact they have had on real estate investment, development, property prices and businesses in the area. Try and count the hotel, restaurants and entertainment businesses surrounding both the ExCel Centre & O2 Arena. A low hanging fruit opportunity exists Nairobi can position itself as a global MICE destination and reap the corresponding economic rewards.
The sale and strategic acquisition of the KICC, Nairobi Hilton Hotel, and Nairobi Intercontinental Hotel offer an unprecedented chance to transform Nairobi's CBD into a vibrant MICE ecosystem. Through vision, robust renovations, the creation of purpose-built facilities, and the concerted development of supporting infrastructure, Nairobi can attract international conferences, stimulate economic growth, and rejuvenate the city center. This window of opportunity should not be missed by Nairobi, as it has the potential to position the city as a leading African business and leisure destination.

7 个月Great article Leonard. But my question is whether a 59.42% shareholding is enough to attract the right investors they are looking for?

12 个月This is an unprecedented opportunity to "regain" the glory of these giants. How to ensure it ends up in the right hands is a concern. But the opportunity to stir life into our desire of being the hotbed of "MICE" is now. Leonard Mudachi you too are upto the challenge!

12 个月Good idea. Our challenge is basically having a clear long term vision on how we strategically want to develop our MICE Industry. We must plan, coordinate and implement much better. As you say, we do tents and haven't invested in any major infrastructure to develop the MICE sector. Recently the KICC (Built in 1973) had to be refurbished for a major international event, and I can't count the number of times this facility has been refurbished in the past 2 decades or so. We need modern facilities! Now we also have the Railway City which I believe is aimed at decongesting and reinvigorating commerce in Nairobi's CBD. This is a great project and perhaps there could be possibilities to see how other parts of the city and key tourism attractions can be linked to Railway City for seamless movement and logistics. https://www.constructionkenya.com/11235/nairobi-railway-city/
