Welcome to 2023 my friend!?
A new year is when many of us commit to change; action, improve, or do things differently. Whether that pertains to big lofty goals for business, sales, health, weight, relationships, finances, mindset, or something else, some goals are met, but most are not.
Here we are, and you may agree or disagree, but I like "New Year – New Me!"
This year, my plans are to be the guest on 100 podcasts, do a Ted Talk, speak with 24 real estate brokerage offices to give my book to their co-op and condo buyers – courtesy of The Folson Group .

What motivates me?
My mentors and coaches, my network that are incredibly successful in life and business, and the fact that I do not accept the status quo.
Who do you surround yourself with to help you meet your goals?
From Farm to Desk
As you probably know by now, I grew up on a farm in Sweden and ended up in an office in New York City that led me to consulting NYC co-op and condo owners on increasing their property values. Every month, I talk with someone in the co-op and condo space who does something different and interesting.
This month, I spoke with Pat Crosscombe , who similarly to me, did not accept the status quo.
Hi Pat, tell us a little about your background.
Pat: I'm actually a dairy science specialist, so I have a background in agriculture. I love cows! But I ended up in Ottawa where I got my first full-time job. I was excited to buy my first home, which happened to be a condominium. But within a few weeks, I realized that there were some problems with the building and the community. So I volunteered to join the board in an attempt to help fix the issues.
Me: That’s a funny coincidence, since I grew up on a farm in Sweden with horses and cows and live in NYC and consult co-op and condo owners on how to increase their property values. Did you have any prior board experience?
Pat: None of us on the condo board had any experience with condos or being on a board. We were trying to manage everything using just our email accounts, which was very difficult. After five years of trying to fix all the problems, which kept us all extremely busy, I decided to not run for the board again.
Me: So what happened?
Pat: I had the idea to create a tool to help condo boards manage their work more efficiently. And that's how BoardSpaceInc was born.
Me: And that idea was a great reason to quit the board! What exactly does BoardSpace do?
Pat: BoardSpace is a cloud-based software that helps organize a condo board's records. It includes documents, minutes, to-do lists, and more, all in a user-friendly and easily searchable format. It also keeps track of who is responsible for what tasks and sends reminders to ensure nothing falls through the cracks.
Me: Kind of like an Asana?
Pat: Yes, and we also have a search function that allows users to find any piece of data, meeting, event, or action with a simple keyword search.
Me: What about digital signatures that I know is such a valuable tool for co-op and condo boards?
Pat: In 2020, we added e-signatures, allowing boards to easily conduct meetings and sign documents remotely. We also offer a secure messaging system for board members to communicate with each other and the property manager. Overall, our goal is to make it easier for condo boards to manage their work and make informed decisions.
