My top 9 tips to be aware of before leaving your home empty in the hot, summer months in Dubai?

Homeowners will be leaving their properties in Dubai for the summer in the next few weeks as schools break up and the summer heat intensifies but for those unfamiliar with the weather conditions in the Gulf, are you prepared?

It's crucial to be aware of several issues to ensure the property remains secure, well-maintained, and ready for you return. Here is a list of my nine most common issues homeowners should be aware of:

1. Air Conditioning System Maintenance

  • Issue: Failure of the air conditioning system due to prolonged usage or lack of maintenance.
  • Prevention: Schedule a professional service to check and maintain the AC system before departure. Set the thermostat to an appropriate temperature to prevent mold and mildew.
  • Worst Case Scenario: When the AC is not left on/ or fails to work, with no cool air to circulate in a locked up home during hot summer months, you could easily return to find damp and mould starting to grow on your soft furnishings, clothes and shoes. Leaks into your home can also occur if the AC pipes are clogged up. Dont let it happen to you!

2. Plumbing and Water Systems

  • Issue: Leaks or water damage from pipes, faucets, or water heaters.
  • Prevention: Inspect and repair any leaks. Turn off the main water supply and drain pipes if possible. Consider installing a leak detection system.
  • Worst Case Scenario: We have had owners/ tenants before now complain of extortionate DEWA ( water ) bills for unknown leakages in and around the home for thousands of dirhams per month. Get all checked in advance!

3. Electrical Safety

  • Issue: Electrical failures or fire hazards from appliances and wiring.
  • Prevention: Unplug all non-essential electrical appliances. Ensure that electrical panels and circuits are in good condition. Install surge protectors.
  • Worst Case Scenario: Home fire in your absence / injuries in extreme cases.

4. Pest Infestation

  • Issue: Infestation by pests such as rodents, insects, or birds.
  • Prevention: Seal all entry points, clean the home thoroughly, and remove any food sources. Use pest control services before leaving.
  • Worst Case Scenario: Termite, Ant, Cockroach infestations in your home in your absence.

5. Security Systems

  • Issue: Break-ins or vandalism due to an unsecured property.
  • Prevention: Ensure that all locks, alarms, and security cameras are functioning correctly. Inform security services or trusted neighbors of your absence. Install motion sensor lights.
  • Worst Case Scenario: Whilst Dubai is a much safer country than most, petty crime is known to occur in empty homes.

6. Garden and Landscaping Maintenance

  • Issue: Overgrown gardens and dry landscaping due to lack of care.
  • Prevention: Arrange for a gardener to maintain the garden regularly. Set up an automated irrigation system with timers.
  • Worst Case Scenario: Overgrown garden with clogged up drains and more serious issues in the event of monsoon storm / flooding OR desert sand storms.

7. Swimming Pool Care

  • Issue: Algae growth and water quality deterioration in swimming pools.
  • Prevention: Hire a pool maintenance service to regularly check and treat the pool. Ensure the pool pump and filtration system are in good working order.
  • Worst Case Scenario: Having to completely refill the swimming pool upon your return which is both costly and inconvenient.

8. General Cleanliness

  • Issue: Accumulation of dust and debris, leading to an unhygienic environment.
  • Prevention: Conduct a thorough cleaning before departure. Use dust covers on furniture and close windows tightly.
  • Worst Case Scenario: Mould growing over your home furnishings, clothes, bags and shoes. Poor Air Quality for those in the home.

9. Home Insurance

  • Issue: Inadequate insurance coverage for potential damages or theft.
  • Prevention: Review and update home insurance policies to cover all possible risks. Inform the insurance company of the property's vacant status.
  • Worst Case Scenario: Cost of replacement is high. If you live in an apartment, you have no control over the adjoining properties who may suffer leaks in your absence. Better to be safe than sorry and get covered!
