My Top 3 Reasons Why You Should Let Me Pre-Approve You For A Home Purchase

I know (just as my realtors do) that there are customers out there who are interested in purchasing a home but have not taken the first step of being pre-approved. Yet they contact Realtors, ask questions and insist that the Realtor take them to look at homes. Just yesterday one of my Realtors, a Ms. KeMesha Hall and I discussed a prospective customer of hers who was interested in purchasing a home. She asked the customer if they were preapproved and the answer was no! Yet the customer wanted to go out and look at properties without the approval. Mrs. Hall remained firm and declined to work with the customer until she was Pre-Approved. After much coaxing the customer accepted a referral to call me to set up an appointment so that I can get her Pre-Approved. Mrs. Hall was well within her right not to waste any time and effort not to mention gasoline on a customer who may not be able to purchase a home due to credit or cash issues. In this case, we were lucky and I was able to Pre-Approve the customer for a purchase. I have this scenario often. So my # 1 reason for you to let me Pre-Approve you is to show everyone involved that you are serious about the process and that you are credit wise and financially capable of making a purchase.

My second reason for letting me Pre-Approve you for your home purchase is to alert you as to exactly how much home you can afford to purchase. This will allow the customer to have a realistic idea of not only the purchase price of the home but all of the additional expenses involved in a home purchase. I have noticed that first time home buyers always forget about including their taxes, HOA and its associated fees, Insurance costs and especially MUD taxes. Even I did not consider MUD taxes when I purchased my first home in Texas. After owning property in New York, New Jersey and Louisiana I had never heard of MUD taxes before. The aforementioned states do not have MUD taxes, so just imaging the shock that I had when the MUD bill arrived in the mail!

And finally, you can shorten the approval period by letting me Pre-Approve you. I underwrite my files upfront by using the TBD format which shortens the process by at least a week if not more. My Pre-Approvals also shortens the processing and underwriting timeframes which equates to moving into your new home faster and with less headache.
