My Take On The Start Of 2017 In Real Estate
Hello everyone! Really quick this is my first blog so I would like to introduce myself. My name is Steve Robe and I am the broker owner of an independant real estate company named The Real Estate Elite. I am hoping to not be boring with my blogs so my idea is that I am going to give everyone a quick snapshot of what is going on in the market with my daily experiences. I know sounds boring but my days are crazy so trust me you will enjoy!
Right now if you are a real estate buyer I feel for you in a way. Interest rates are climbing along with home prices, this means more money out of your pocket. The solution act quickly and the market will increase the equity in your home while you sleep. Pay list or above for the home in order to secure an accepted offer. When the inspection comes back do not be very picky, unless its a huge issue. Sellers know that another buyer will be willing to fix things in their home that would be over looked in the inspection. Close fast 30 days is the norm. Remember there are other buyers out there that will make their offer look better than yours. You cannot be picky or else as the days tick away the next home will be more expensive just because of the economy we are in. BE PREQUALIFIED BEFORE YOU LOOK AT A HOME AND UNDERSTAND YOUR LIMITATIONS!!!
Seller the time to sell is upon us. Do not wait! Take care of any major defects in your home and get a sign in your yard.(preferrably one of mine) A good way to see what these could be is a pre sale home inspection. Next, understand that if priced correctly your home will be sold and you will need a place to live the next month. In all of my listing presentations this year I have asked if there is a place to go for you and your family. If they answer is no then realistically you need to find one or you risk ruining the sale of your home or living in a motel. Trying to buy a home and coordinate a closing on the same day is a very tall order right now. To many moving parts in the transaction can cost you the sale of your home or the purchase of the next.
Please have lightbulbs in your light fixtures so that your home can be seen at night! True story from the recent past!
