My New Listing At 812 S. Massachusetts
It was definitely an off to the races today with getting my office up and running and then heading out to get some errands run before my morning appointment, but at least I managed to accomplish it all without any intervening circumstances that seem to throw the beginnings of a work day off kilter.
My morning appointment was to meet up with another Realtor who had several buyers wanting to look at my unit over at Prairie Place on 1st, and just to be sure all was in order, I arrived about 20 minutes early to turn a few extra lights on, along with spending a little time with its current owner.
The showing went quite well, but unfortunately the Realtor representing those buyers had never before been in those units, so it ended up becoming a fast-track on bringing everyone up to speed on the all the little extras that complex has to offer. I have a feeling they'll be back for another look, because I could hear them making comparisons with a condominium they must've looked at days ago which evidently didn't offer as many amenities as Prairie Place has, so as of now, it looks pretty good.
My Noon appointment was to meet up with the owner of my new listing at 812 S. Massachusetts, just so I could get a full group of photos taken which I've now posted for all to see. Tonight's main photo is of the home's exterior, but if you click on it, a slide show will begin.
We have it aggressively priced at $139,500 which in my mind, makes it one heck of a buy considering all the extra features and recent upgrades it has to offer. With it being vacant, makes for a quick closing should someone be in a pinch to get settled-in without waiting for a seller to move out.

I told the owner today that I have this 'feeling' it won't be on the market very long, and only because there aren't any comparable homes in its price range on our market that are as well-kept and ready to move into. Gosh, I'm sure whomever buys it, is gonna really enjoy that conveniently located and extra private hot tub. What a way to soak-away a cold day's aches and pains.
I'm still diligently working on getting one of my sales fully-approved so we can finally get it closed. As I mentioned many-a-time, those cheaper priced home can sometimes make more work than two or three more expensive sales, but as I've learned long ago, they've all got to be treated the same.
For it being the just a little over a week past the first of the year, I have to say things are definitely looking up for Holtz Realty, which I'm ever-thankful and grateful for.
