My ADU Journey

Not long ago, I made the decision to build an #ADU on my property.?The space is tight, but I thought it would be doable.??I had a vision – extra income to offset my mortgage payments.?It seemed like a good business decision, so off I went.

I started with internet research and learned that there are three types of ADU projects – garage conversions, attached home additions, and detached new construction. Every ADU must have:

  • A kitchen or kitchenette (a small kitchen or part of a room equipped as a kitchen)
  • A bathroom with a shower
  • A bedroom or studio space for a bed
  • 5 ft lot line setbacks
  • 10 ft setbacks from other structures (in place for fire safety measures)
  • Code, energy-efficient windows

In my case, I was doing detached new construction.?The contractor advised me that there is pre-construction work needed due to some unique aspects of my space to determine if the project is feasible.?This includes:

  • A slope analysis and survey to determine the usable square footage,
  • Tree trimming by an arborist to ensure the nearby oak tree is an acceptable distance from the structure, and
  • Obtaining permission from the utility companies with nearby overhead cables.

With all but the last item accomplished, I’m out of pocket $3700 and still hoping for a green light.?Next steps, assuming there is one, is to determine layout designs and get an actual quote for the job and design work.

Since this began, my original vision to rent the space for extra income has changed.?Now I’m thinking that my adult daughter may live there and cover the cost of the financing.?I would love to have her close to home again and help put her in a better position to save money, build a business and start a family.?I see this ADU as a gift.?It will provide future income, higher property value, help for my family and, later, help for the community by providing housing.?
