Multi layered impervious materials

I Inspected a property in Manchester yesterday, which had multi layers of impervious paint applied to the external of the property.
The underlying masonry was found to be saturated when drilled and tested, water being trapped to the rear of the impervious layers, this entering through the defects into the external walls of the property, and being compounded by moisture being trapped, from within the internal environment.
These dampness issues are clearly under stood by specialist PCA registered damp surveyors, who are trained and experienced in how the moisture issues affect the structure and internal environment.
I have recommended a sample stripping of the impervious material is undertaken to the external wall area, to establish the best way to remove the years of paint application, without causing damage to the external surface of the brickwork, followed by repointing with a lime mortar, matched to the original.

6 年If using chemicals is out of the question, you could consider using the DOFF system. Ive seen it used on a similar projects and it worked superbly. Very quick and no mess other than all the flaked off paint.

6 年We have successfully managed this in the past using a chemical cleaning system, starting with a weak solution and moving through the stages, this is being the test sample is important. Firstly, to establish if it can be removed and secondly so we can gauge the cost and most effective system, without causing damage to the building structure.
