Multi-Family Value Engineering

Value engineering (VE) is an important part of the construction process. It involves evaluating the materials and methods being used in a project to determine if there is a less costly alternative material or process available to achieve the design intent.

VE options will vary on every project. However, here are 15 potential VE items to consider on your next multi-family project:

1.      Global supply for large order items:

  • Kitchen cabinets & countertops
  • Light fixtures
  • Interior doors and door hardware
  • Show suite furniture
  • Window coverings
  • Exterior stone
  • Flooring (tile, hardwood, carpet, laminate)
  • Sinks, toilets, faucets, and bathroom hardware
  • Mirrors
  • Aluminum railings

2.      Identify free dump site for clean fill removed from site.

3.      Revise pavers to asphalt paving

4.      Revise colored concrete to standard concrete.

5.      Review alternate exterior envelope options.

6.      Revise engineered wood to laminate flooring.

7.      Revise ceramic tile to LVT.

8.      Revise appliance package.

9.      Remove air conditioning.

10.  Pre-cast stairs vs cast-in-place.

11.  Revise casement to sliding windows.

12.  Optimize rebar densities.

13.  Provide structural sloped roof instead of sloped roof insulation.

14.  Review pre-fabrication and offsite construction opportunities.

15.  Eliminate high-rise lightening protection (if not required by code).

Optimizing just some of the 15 VE items mentioned above can represent a cost saving of greater than 10% on your next multi-family project. A cost saving that can be added to the bottom line or re-invested into interior finishes and improved building amenities.
