$14.1 M mixed townhouse and apartment development on ACT Fringe??

Referrer based on Sydney’s Northern beaches and has no presence or any real knowledge of the ACT property development market.??

The client had a deal on the table for the construction and was seeking a better deal if possible.

Deal formally submitted in October 2021 and settled in mid 2022.

Originally approved funder withdrew their letter of offer due to construction delays and credit overlays giving us the opportunity to find another lender late in the process.?

We logged over 450 calls and emails on across both transaction, to client, builder, values, funders, quantity surveyors, etc over the life of the deal. Our commercial broker and his associate travelled to the site twice to meet with the client and the builder.??

The client did get a better interest rate and funding terms than they originally had sourced for themselves. They were very happy with the new deal we were able to present.

Our referral partner shared in the commission, with the revenue being from both a success fee paid by the client and brokerage from the lender
