According to an news article in the Bay of Plenty Times this morning where is states that solid 1960s and 70s homes on full sites in Paterson St, Concord Ave, Carysfort St and Leander St are selling for $550,000 to $600,000.
These properties are now seeing sale prices that were not heard of two to three years ago. Back then they were selling in the 360,000 to $450,000 to $460,000 range.
The trend is said to have started about a year ago with people realising what these previously lower streets had to offer. - Walking distance to Bayfair Shopping Centre, Omanu Beach and offering larger section sizes.
Meanwhile streets such as Valley Rd, Ranch Rd and Clyde St which are closer to the Mount itself and only one or two streets back from Oceanbeach Rd and Marine Parade, have also increased in value and buyer demand.
If you know of anyone looking for such a property please let them know about: 10 Epsom Road which sits on 908sqm (approx).
