With a population of nearly 330,000 people, the Sunshine Coast Australia is located on the eastern coast and is about 1 hour drive from the city of Brisbane. Be it stunning hinterland or beautiful beaches; you will get access to every scenic beauty on the Sunshine Coast. And, if you like quieter and peaceful places, this place even tops that list as well.?

Median house prices range from $355,000 to $1,270. People move to the Sunshine Coast for a better lifestyle, a big part of that is more affordable real estate. I often speak with buyers from Sydney or Melbourne making the move many start with a million dollar budget, then soon realise they can get more than what they want for considerably less than that. Of course if you do want to spend millions on a home, there are plenty of those, too.????

The Sunshine Coast is an interesting blend of beach side living, residential living a rural living. So again when I speak to buyers I often first need to clarify their preferred budget and then the land size. If they are after acreage living, what do they plan to use it for. While everywhere on the Sunshine Coast is close. There is a danger of buying acreage too far from the coast which will later impact your kids. I see that a lot. My first home here was 880 sqm block in Buderim, then around 1.5 ares in Mons, then 12 acres in Palmwoods. My next will probably be a small apartment in Cotton Tree. Ha

But let’s get the list.


CHEAPEST PLACES TO BUY ON THE SUNSHINE COAST

1.?KENILWORTH

A tiny town with a population of under 600 people, it certainly is charming. Its around 70kms from Maroochydore and an easy picturesque drive of around an hour. I certainly recommend it for a day. While you will not find many employment opportunities in town, you’ll have a better change of employment in Nambour about a 30 minutes drive. If you really want the rural life and be surrounding by state nations parks, lakes and and dams, you need to look at Kenilworth seriously.

You’ll find the town as a handful of residential streets with charting old homes, and the rest is lust green acreage with beautiful views and ranges

2.?VALDORA

While officially Valdora is the second cheapest suburb to buy on the Sunshine Coast. It has similarities to Kenilworth mainly being rural, it is very closer to Yandina village. So instead let’s look at Nambour.

3.?NAMBOUR

Years ago Nambour was the main town of the Sunshine Coast. You would pass the?Big Pine Apple ?in Woombye then down into the town of Nambour. With around 11,000 people, it’s large and getting larger. Rural properties are being re zoned and sub divided. Nambour Hospital was the Sunshine Coast main Hospital until recently when the University Hospital opened. As you’d expect with a large town it has all the main facilities like Woolworths, Big W, Coles, Aldi’s, the movies, & lots of cafes’s.

Real Estate is interesting too, because it’s this intriguing blend of brand new homes, acreage residence and very old Queenslander homes.

Nambour is also on the train line.

With all it has to offer, it’s undervalued compared to the neighbouring suburbs. People say this is mainly due to the various housing common residences throughout the town.

MOST EXPENSIVE PLACES TO BUY ON THE SUNSHINE COAST

The two most expensive places to buy on the Sunshine Coast are:

1.?SUNSHINE BEACH

Sunshine Beach has successfully topped the list of most expensive places to buy on the Sunshine Coast. . The Sunshine Beach is one of my and Kath’s favourite suburbs. It has chill cafe scene just up from the beach.?You can see the top 10 cafes of Sunshine beach here

Sunshine Beach boarders Noosa Nation Park with incredible walks that can take you all day, down to?Devils Kitchen ,?Alexandria Bay , up to?Hells Gate , then around to Boiling Pot look out and into?Hastings Street .

If we will consider the stats of the last year from 2019 using information from RP Data, the median house price in Sunshine Beach is now at $1,540,000.?

The town has state schools as well as a private Catholic School. Since it is only 5 minutes drive to Noosaville and Noosa, you can have easy access to a cinema, supermarkets, etc. With a perfect blend of beautiful beaches and nature, this place will make you fall in love.

2.?NOOSA HEADS

Noosa Heads is the second most expensive suburb for buying real estate on the Sunshine Coast Australia. Considering the report from RP Data, the median value of houses in Noosa Heads is at $1,200,000, and it has faced an increase of 5.3% if we consider the stats of the last year 2019.????

I first got exposed to Noosa when I worked for Apple Computers. They fly us all up for an event. The highlight was Hasting street and the Beach, but I also really enjoyed Bon Annsetts talk on Budget hire car.

Years later Kath and my personal trainer had a client who owned a holiday house on Park Rd, and she kindly lent it to our PT, his girl friend, & Kath & I for a week. We felt very spoilt.

The lifestyle in Noosa?is relaxed, many locals get around on Mopped because it can get busy. Also, if you love a socially active life, Noosa is for you. You can take a walk through national parks, swim at the clean, blue beaches, dine and shop at popular places. It does get incredibly busy during the holidays, so keep that in mind.?

I love?Bistro C ?for the beach side location, I love?Rickys ?for their water front location and incredible service. Noosa Boat House for the Seafood Platter for two.? All these locations are on the water, so if you are having dinner, arrive just prior to dusk so you can enjoy the sunset with a wine or beer.

My favourite is the coast road called David Low Way, that winds all the way down to Mujumba and the Sunshine Coast Airport, Sunshine Coast Motor way which is a single lane fast moving road with many round a-bouts. Or you can cur west to The Bruce Highway where you can crank up your 911 Porsche to a glorious 110km, duel lanes and really let it rip.
