The best days in home ownership are when you buy a home and all the way through until the day you decide to sell. For all of us homes hold treasured memories, eyes often wet before the ink dry on the listing agreement, well the truth lies in moving forward, with that in mind, avoid pitfalls when buying or selling real estate.
- While you may decide to work with the first real estate professional you meet, it's good idea to meet with a few different representative before settling on one.
- Verbal agreements aren't problem, until they're a problem, so why create a problem, for which you cannot provide a evidence when dispute arise.
- Most people don't plan to fail, they fail to plan, they don't have there list of want's. Always communicate with your realtor, talk to him; your real estate agent is your partner, I always say to my client "Buying and selling is a Team work".
- Before pinning down on house, I recommend drive around the area, ask the neighbour, internet search for the address can go a long way. This will help to know about trouble past!
- Assuming that stove, washing machine, dryer, dish washer etc is all included, may be seller want to take these items. The best way to protect youself from surprise is to detail them, write them down in agreement. There is famous proverb, "It's better to light a candle than to curse electricity".
- Having a firm deal without conditions such as Home Inspection is no no! I understand when you fall in love with a property, it can be hard to walk away, skipping an inspection is a gamble you will leave yourself vulnerable to a much more costly problem later on; never allow emotions to take over common sense! There is famous saying, "Learn to say 'no' to the good so you can say 'yes' to the best."
- Most of us don't like reading fine print, whether we sign in for Facebook or other media, as we are tempted to speed the process along by signing forms that you haven't read. Reading and understanding forms or contracts can avoid lot of problem, that's why they say,"Everything is funny, as long as it's happening to somebody else."
- Our notion is purchase price is the only cost associated with the property, but we forget to add up related cost such as land transfer tax, home inspection cost, lawyer cost, title insurence etc which can add up to additional 2-3% of total purchase price. Not to forget painting your house, furniture, new appliances, window covering and so on.
