Memorial Day 2024

Memorial Day is an American holiday, observed on the last Monday of May, honoring the men and women who died while serving in the U.S. military. Memorial Day 2024 will occur on Monday, May 27.

Originally known as Decoration Day, it originated in the years following the Civil War and became an official federal holiday in 1971. Many Americans observe Memorial Day by visiting cemeteries or memorials, holding family gatherings and participating in parades. Unofficially, it marks the beginning of the summer season.

Mortgage Tip:

Q. On a property sale, what happens if the appraisal comes in lower than the agreed upon purchase price?

A. Mortgage loans are based on the lesser of the purchase price or appraised value, which means if a property appraises for less than the purchase price, one of three things happens:

1. The seller agrees to lower the purchase price to the appraisal amount (fairly common if there is an appraisal contingency in the contract).

2. Buyer agrees to put down the additional amount to cover the shortfall. This option isn't available on all deals as many times the buyer has limited funds for down payment and is unable to come up with the difference. If it's within a few thousand dollars, oftentimes some hybrid of 1 and 2 will occur where the seller comes down a little in price and the buyer agrees to come up with the difference.

3. Neither buyer nor seller are willing to budge and deal falls apart. Assuming there is an appraisal contingency in the contract, the buyer is only responsible for the appraisal fee and inspection fee.

You do have the ability to dispute an appraised value. The realtors must supply comparable sold properties within the immediate area and no more than 6-9 months old. Appraisal challenges aren't always successful but I've been able to get some processed during the past couple of years.
