Valentine’s Day is a holiday celebrated every February 14; this year Valentine's Day falls on a Friday. Across the United States and in other places around the world, candy, flowers and gifts are exchanged between loved ones, all in the name of St. Valentine.

·?????? The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($766,550 or less) decreased to 6.96% last week from 6.97% the previous week.

·?????? Applications to refinance a home loan jumped 10% compared with the previous week and were 33% higher than the same week one year ago.

·?????? Applications for a mortgage to purchase a home declined again, falling 2% for the week.


Generally speaking, a refinance is far simpler than a purchase, namely due to skipping the “down payment sourcing” headache, which is the most likely pain point during the underwriting process of a home purchase.? If you’ve got decent equity, it’s possible we won’t need an appraisal.? For FHA/VA loans, we can engage a “streamline” refinance, which also wouldn’t require an appraisal.
