More than 400 million € in housing sold to 60 nationalities in six months in Lisbon

I just read this Article in the online journal Dinheiro Vivo and I thought it would be important to summarize and publish, because it is already the second semester in a row in which Lisbon reaches values above 400 million in real estate investment by foreigners. Even with the end of the Golden Visa Program in Lisbon and the coastal municipalities and the limitations of local accommodation licenses, we do not see an end of attractivity of the Portuguese capital for foreign buyers.?Among the international buyers, the French invested the most in the purchase of housing in this semester.

Therefore, and after the last half of 2021 reached a record value of 592.5 million. It was now the first half of 2022 that again reached a value well above the average in recent years, with the international market investing again 403 million euros in the acquisition of houses in Lisbon. Between January and June of 2022, we had 60 nationalities buying 792 residences in the Portuguese capital.

French citizens lead the top 5 foreign investors in this first half, having invested 71.5 million euros in the purchase of 130 homes in the ARU of Lisbon in the first half of this year. The Americans are the second most active nationality (48.3 million, 90 homes), followed by China (38.7 million, 85 properties), the British (33.1 million, 65 units) and, closing the list, the Brazilians (32.8 million, 45 assets).

So, the Foreigners were responsible for 33% of the 1225 million investments made in housing in the ARU of Lisbon in the first half of this year 2022 and for 26% of the 3100 real estate transfer operations. The Portuguese still bought more with 2,275 houses, worth 822.3 million overall. The average ticket was 361,500 euros, well below that applied by non-residents.

For this second half of 2022, marked by rising interest rates and rampant inflation, it is to be admitted a reduction in the number of transactions both for Lisbon and for the rest of the country.
