More Rezoning Coming to The Bronx
Coming off the heels of the 2018 Jerome Avenue Rezoning, which resulted in the rezoning of a 92-block stretch along the mostly industrial corridor, Mayor Bill De Blasio has his eyes set on an area of Southern Boulevard for his newest rezoning push. Currently in the infancy stages of the process, the city has identified a stretch of more than 130 blocks in the neighborhoods of Longwood and Crotona Park East as an area that warrants a rezoning initiative. The upcoming Sheridan Expressway overhaul, a $75,000,000 project which will convert the expressway into a pedestrian-friendly boulevard, is thought to be a major reason for the rezoning.
As we approach a year since the passing of the Jerome Avenue Rezoning, residents and developers alike have a generally positive outlook on what has and what will happen in the rezoned corridor. Highlights include:
- Approximately 1,300 new affordable, supportive, or senior homes planned over half a dozen sites.
- Upgraded green space and community facilities including a new elevator to the 170th MTA Station, new parks and playgrounds, and safer crosswalks are all in the works
- $189 million in planned capital projects and services to the Bronx
The Department of City Planning has decided to keep the momentum going as they have begun discussions with the Southern Boulevard Community and approach a plan for a potential rezoning. As we saw with the Jerome Avenue Rezoning, the process is long and drawn out with the intentions of “getting it right”. We plan on keeping our clients updated with any new progress that is reported by the city.
