Monday Meets Emma Cutter - Property Administrator

This week on #MondayMeets, we’re introducing Emma Cutter, Property Administrator at Derwent London, whose role goes far beyond administration. From improving department processes to spearheading utility tracking initiatives, Emma thrives on bringing structure and efficiency to the team.

Read on to hear about her love of organisation and problem-solving, and her flair for creative social events.

What inspired you to pursue your current role?

I fell into the role in 2022 after leaving my last job as Facilities Coordinator at a smaller property company. I wanted to try something new, so went into the role of Property Administrator with an open mind and non-existent expectations! I was unsure of the possibilities for career progression but am very happy with how the last couple of years have unfolded so far; getting involved in project work has been a new string to my bow and is particularly interesting for me.

What’s one surprising or little-known aspect of your role that you think people would find interesting?

Although my job title is Property Administrator, my role falls under the Business Systems and Processes team within the Property Management Department which I think gives a little more insight into my responsibilities! In addition to our teams’ work on introducing and improving department processes, I am involved in all things Property Management, from drafting letter licences and sale packs, portfolio-wide occupancy reporting, utility forecasting and carpark vacancy management.

What’s a project you’ve worked on recently that you found particularly exciting or challenging, and why?

Towards the beginning of 2024, I started collating information on the various Landlord and tenant submeters across the Portfolio, with the intention of building a master database to both improve the annual tenant utility reconciliation process, and to build a consumption dashboard for utility consumption tracking. Since the dashboard went live in June 2024, this data continues to be a critical resource for our Portfolio and Building Managers to understand how new building initiatives impact consumption, a key contributor to achieving our 2030 net zero carbon target.?

How do you stay motivated and inspired in a fast-paced and ever-changing work environment?

Organisation and weekly to-do lists keep me (semi) sane, whilst motivation comes from the innate people pleaser within me, wanting to ensure the team are ready to tackle any queries or new processes with confidence. I take pride in being somewhat of a guru in spreadsheets and utilities! Outside of work, I'm either found at a dance class, punch-needling or cooking up a storm in my kitchen, fuelling my creative side.

What’s your favourite part of working at Derwent London, and what sets the company apart for you?

I have recently joined the Derwent London Social Committee which I am absolutely loving! This allows me to combine my affinity for spreadsheets and organisation with my love of hosting and true crime inspired detective skills to hunt down niche workshops for people to enjoy, from aromatherapy candle making to wreath workshops!?
