Meet Alia Hashem , Senior Facilities Manager and Projects & Mobilisation Lead, who joined us in November 2021. In her role, Alia plays a crucial part in the core central support team that manages the operation of our buildings. She also spearheads projects within the property management team. With a diverse portfolio of buildings to oversee, Alia handles a wide range of projects, from fa?ade refurbishments to full mechanical, electrical, and plumbing (MEP) replacements. Additionally, she is responsible for mobilising new buildings as they transition from construction to operation.
What’s keeping you busy at the moment?
I'm currently managing a major plant replacement project at 1 + 2 Stephen Street W1, which is particularly challenging as it's an occupied building so brings layers of complexity. Ensuring minimal disruption to the occupants while managing the logistics of the plant replacement requires meticulous planning and coordination.
Another significant focus for us at the moment is our Net Zero Carbon Pathway. This involves a comprehensive approach to re-evaluating and improving our existing systems to be more energy-efficient and environmentally friendly. We're implementing various technologies and strategies aimed at lowering our carbon footprint.
How did you get into the property industry?
My career started as an apprentice, which gave me a foundational understanding of the industry and allowed me to learn from the ground up. I was exposed to various aspects of property management and the hands-on experience was invaluable. I have continually built on this foundation, gaining knowledge and expertise in different areas of property management and development. Each day presents new challenges and learning opportunities. My journey has been marked by continuous learning and professional development, which keeps me engaged and motivated to stay at the forefront of industry practices and innovations.
What does a typical day look like for you?
A significant portion of my day is dedicated to project inspections and updates. I visit project sites to assess progress, ensure compliance with plans, and address any issues. These inspections are crucial for maintaining quality and keeping projects on track. Each project needs to be planned carefully with the building’s needs and requirements.
Another critical aspect of my role is planning the mobilisation for our new schemes. This involves coordinating logistics and ensuring that all team members are prepared for the handover of the new sites. My role requires a blend of strategic planning, on-the-ground management, and effective communication to ensure all projects meet their objectives and run smoothly.

What do you enjoy most about your role?
I enjoy the varied nature of the projects and the challenges they bring. I also appreciate stepping back to see the bigger picture, to focus on how our buildings operate and find ways to achieve our net zero goals. Other highlights include exploring new initiatives and innovative ideas, collaborating with various team and working towards greater efficiency and reduced emissions.
What are some of the key challenges you face?
One of the biggest challenges is getting people to understand the operational difficulties, complexities and constraints involved in undertaking projects in operational buildings. Also, balancing the need to maintain building functionality with the demands of completing a project, and aligning stakeholders (from occupiers to contractors) on the same goals and timelines.
What has been your highlight at Derwent London so far?
The highlight has been overseeing the operation involving a 650-tonne crane to lift the Air Source Heat Pumps onto 1 + 2 Stephen Street from Tottenham Court Road. Coordinating such a massive and complex operation was both challenging and exhilarating. The successful execution of this project was a testament to our team's meticulous planning and collaboration and seeing it all come together was incredibly rewarding.
What advice would you give to someone looking to get into what you do?
My advice would be to have a strong work ethic, to think outside the box and to believe in yourself. Working in this field often requires perseverance in the face of challenges and the creativity to find innovative solutions. Stay updated on industry trends and technologies and be prepared to adapt to evolving standards and regulations. Building strong communication and problem-solving skills will also be invaluable as you navigate the complexities of managing projects in operational buildings.
