The modular construction revolution in North America
According to the study published in June 2019 by McKinsey & Company titled "Modular Construction: from projects to products” – the value proposition of modular (off-site) construction is not only impossible to ignore, it is in fact incumbent on developers to pay attention and figure out how to utilize this construction methodology.
Currently, the share of off-site housing compared with conventional construction varies widely across the world. In Finland, Norway and Sweden as much as 45% construction is built using offsite construction methodologies. In contrast, North America is behind utilizing offsite construction methodologies with only 3% adoption.
In addition to technological advancements, there are many compelling reasons why the Architecture, Engineering and Construction (AEC) industry needs to embrace modular construction in North America:
- Skilled labor is diminishing at an ever-increasing rate;
- Housing needs are increasing at record rates; and
- Construction productivity has not improved since the 1970s
According to the McKinsey Report, the opportunity for utilizing off-site construction can result in increased construction speed of up to 50% and cost savings of up to about 20% both of which contribute to higher productivity.
