Cookie was finally returning Mr. Tate’s call after 3 days of caring for Ruth at the Hospital. “Mr. Tate, I apologize for the delayed call, but as you know, Ruth was and still is in the hospital.”

There was a heavy sigh coming from Mr. Tate’s end of the phone. “Cookie, I like anyone, try to understand how this situation could affect you. But, this is business. I came all the way from Dallas to the Westbank of New Orleans to conduct business.”

“I understand, Mr. Tate,” ?Cookie paused to gather her thoughts. “This was unavoidable as you know. I couldn’t leave Ruth alone in the hospital, she has no one here in the city.”

“I understand, Cookie,” Mr. Tate responded measuredly. “Are those 3 houses still available?”

“I checked just before I called you, and none of my agents had put them under contract, Mr. Tate.”

“Write them up with a 5-day due diligence period,” He instructed. “No deposit, with a 25 percent earnest money deposit.”

“’ No deposit’?” Cookie echoed.

“Unless you want to put the deposit down for me?” He asked coyly.

“ ’No deposit’,” Cookie acknowledged.

“I will fly out of DFW in the morning for six. I should arrive at the properties at 9 a.m.,” he said matter-of-factly. “Cookie, don’t let anyone else get hurt. Give my very best to Ruth, and you be safe.”

“I will and thank you, Mr. Tate.” Cookie waited for him to hang up.? She watched as her dogs lay out on the balcony in the cool December morning sun. “You guys have it so easy. I bet you guys have done all of your Christmas shopping by now.”

Her dogs cocked their heads inwardly towards her as though they understood and turned back to face the view of the Mississippi River, just in time to see a flock of pelicans flying by.
