Midwest Office - Who's Doing What?

Let's talk about how Midwest Companies are thinking about offices - right now.  As of mid-August 2020.

If you're curious, this report is for you.

If you're building a business case around when to reopen, this report is for you.

If you're bench marking what other Midwest companies are doing so you can align with the Midwest region, this report is for you.

This report answers some basic questions that the C-Suite is grappling with now:

Will they open their offices?

When will the office reopen?

When will the employees come back?  Who will come back when?

Does all this mean I need to change the size or layout of my office?

There a number of ways to read the data, but one of my takeaways is simply that at this moment, companies are hewing fairly closely to the status quo. Yes, some are thinking about downsizing some, but major decisions are not yet being made. Most are not thinking of moving out of downtown to the suburbs (overwhelmingly planning to stay downtown if they are there now), most are not planning a major downsize, most are not planning a large capital restructure of space.

All this tells me that in August of 2020, many companies cannot - and I would argue - should not - be making large gambles with their real estate. The word 'yet' is an important word not included, many companies should be taking this uniquely disrupting time to be thinking and talking about major changes to the structure and culture of the company.

'How' to Move Forward?

If a company is planning to keep about the same footprint, bring folks back and eventually all the folks (40% will bring everyone back someday) - how do you plan your future office?

How do you plan with most employees remote or flexible with ever shifting time frames?

How do you decide who gets to work from home and for how many days/week?

How does that impact my office needs, now and in the future?

There is a way to sort thru these questions, it's not as simple (but was it ever?) as before, but it is possible, and important.

If you want to talk more about those questions, reach out, it's a conversation my team is having every day.

Great summary of how companies are reacting and projecting. Interesting about companies keeping similar footprint. I’m sure as much as we all love the flexibility to office remotely, our homes are essentially getting smaller and no one wants that. Thanks for the share!

Great summary Jessica Mogilka. Like never before companies need professional guidance with real estate portfolios because there are expanded options. I know you are a terrific resource! Great share. #cre #rtw #flexspace #officeleasing #FaaS
