Melbourne’s biggest property sales of 2017

THE top end of Melbourne real estate was abuzz with activity this year as Victoria’s record residential sale price was smashed by millions of dollars.
The Herald Sun has compiled 20 of the city’s top sales achieved in 2017, including the 1920s mansion at 18 St Georges Rd, Toorak, which eclipsed the state’s previous benchmark with a whopping sale of about $39 million.
Its huge price tag topped that of the Toorak mansion at 9 Towers Rd, which set the previous record with its $26.25 million sale last December.
The sprawling property at 18 St Georges Rd, Toorak, became the most expensive residential sale in Victoria in 2017.
Celebrity couple Shannon Bennett and Madeleine West also forked out a hefty sum to secure their new home in Lansell Rd, Toorak.
The $16 million paid for the lavish property places it in the top 10 most expensive residential sales of the year that we know of.
The list includes public and off-market deals, but as plenty of sales at the market’s top-end have confidential price tags, some will remain behind closed doors in the city’s leafy blue chip neighbourhoods.
2018 is already shaping up as another big year for prestige property, with cashed up Melbourne families with up to $50 million to splash on the hunt for new homes.
Marshall White, Toorak, has been approached by local families in the private locale who are looking to upsize.

“We are currently dealing with two clients in the market, looking for a home in Toorak or surrounds, with a budget of approximately $35 million to $50 million,” Marshall White director Marcus Chiminello said.
“The general requirements are land minimum 2500sq m with tennis court and preferably near new or renovated home.”
Should a deal take place at the higher end of that eye-watering range, it would top Victoria’s record residential sale price set this year. Check out the top 20 of 2017 below.

MELBOURNE’S house price record was beaten by about $13 million when this 1920s mansion on about 5000sq m sold to a mysterious Chinese buyer. The RT Edgar agents involved in the sale signed confidentiality agreements preventing them from discussing the details, but industry sources expected the purchaser to renovate Mowbray, which does not have heritage overlay. The mansion was described by locals as “well presented” but “a little worn”, baring a small hole in the roof and having suffered fire damage.

THE 1909 landmark Nee Morna estate showed up plenty of its modern rivals when it changed hands for a huge sum in just its second sale in 100 years. The 1.69ha clifftop site is the largest land holding in the exclusive seaside suburb — and a significant beach house upgrade for developer Andrew Buxton, who bought it from investment banker Alex Lipe.

THIS ‘70s stunner is one of just six residences on the tightly held cul-de-sac of Heymount Close. Another one of them, at No. 2, has also made this list. Selling agent Rodney Morley wouldn’t comment on the figure achieved by No. 1 — the former home of late architect Theodore Berman — but said the buyer planned to move into the five-bedroom house with a pool and tennis court on a 2221sq m block.

When the 2170sq m property was listed, Kay & Burton’s Michael Gibson said it was “the best contemporary family home in Toorak,” featuring Hecker Guthrie-designed interiors. But he wouldn’t comment on the sale.

Rich listers the Besens also sold their brand new Toorak mansion for a then-metropolitan Melbourne record price of $26.25 million late last year.

Rodney Morley, who sold the home with Kay & Burton’s Michael Gibson, said at the time: “Demand at the top end of the Melbourne market is strong — it far exceeds supply.”

The house was designed by architect John Beswicke and is surrounded by formal gardens, a swimming pool and a tennis court on what is considered one of the suburb’s top streets.

THE sale of this brand new four-level house has been dubbed “the weirdest of the year” by high-end buyer’s advocate David Morell of Morell and Koren. The $16 million price achieved the second time was still well above luxury builder Chris Holland’s $13.8 million reserve. A local family picked up the house, with a 930sq m floorplan containing an 18-seat cinema.
