Welcome to the?fifth edition?of the?Requity?Report.?We hope everyone had a wonderful?Memorial Day weekend, we would like to take the opportunity to?honor and remember the brave men and women who made the ultimate sacrifice serving in our nation's?armed forces. It is a day of reflection and gratitude for their selfless dedication to our country.?

We also want to give a hats off to our teams who worked through the holiday weekend to serve our guests and residents. We were fortunate to get over?340?total 4 to?5-star reviews!??It goes without saying these positive guest experiences will pay dividends?as we continue to build our?communities.?

Last month we introduced a debt investment opportunity to originate first-position loans to professional real estate rehabbers.?We want to thank?our investors who took the time to get on the phone with us to?work through their questions?as they explored this new opportunity.?We are happy to?report?that we funded three deals in May, and as new investment opportunities pass our internal criteria, we will send them out to those investors who opted in.?If you have not opted in but would like to have those new opportunities put in front of you, please?click here?to fill out our form or?email:?[email protected], and we will add you to the list of interested investors.?

Our acquisitions team has been hard at work hunting and underwriting new deal opportunities; we underwrote?35+?potential deals?this month. While we are still seeing some price disparity in the market, there are indicators that the?gap is narrowing and buying opportunities are presenting themselves.?We will communicate?updates on these as soon as it's appropriate.?

Cove Creek RV Resort?in?Sevierville, Tennessee, is a breathtaking?90-site?resort between Pigeon Forge and Townsend that?offers uninterrupted views of the peaceful Smoky Mountain. This?luxury RV resort is just off the beaten path but close enough to the best of the Great Smoky Mountains, including sights and attractions like Cades Cove, Townsend river tubing, Pigeon Forge's Dollywood, live entertainment, and great restaurants.

We are happy to?report?that the Effective Gross Income (EGI) comparing?Jan-May '22 to Jan-May '23 is up over 70%.

Since acquiring the property in January 2022, here is an overview of some of the work completed:

·???19 new paved concrete RV sites

·???New washers and dryers in the laundry facilities

·???New?children's playground

·???Built a?fireplace next to?the main home (soon to be STR)

·???Added?a dog park

·???New picnic tables

·???New pool umbrellas

·???Built concrete corn holes

·???Added fresh mulch on the property

Currently working on:

  • Short-term-rental renovation
  • New office remodel

Our team is currently working on converting the main home on the property, a beautiful 2000+ sq/ft single-family home?that until now served as a large office space, into a short-term rental (STR).?Renovations are currently underway and we hope to have this project live in the coming months.?We are also converting a smaller building directly next to the pool into the new office.?We feel this will provide the property with a suitable office space that is more central to the RV sites?and add a new income stream with the?addition of?the STR.?

Commercial Real Estate Market Divides as Larger Properties Decline and Smaller Properties Appreciate

The latest CoStar Commercial Repeat Sale Indices (CCRSI) data for April 2023 indicates a growing divergence in the commercial real estate (CRE) market. Larger properties are seeing price declines, while smaller properties are appreciating in value. The U.S. Composite Index, representing major city sales and property values, fell by 1.4% in April, continuing a nine-month decline. The equal-weighted U.S. Composite Index, reflecting lower-priced property sales in secondary and tertiary markets, increased by 0.8% during the same period. Rising interest rates and cautious institutional investors contribute to this trend, with the multifamily sector experiencing double-digit annual price declines. Transaction volume also saw a significant decline, attributed to high-interest rates and economic uncertainty. Overall, the CRE market shows a divided landscape, with larger properties declining and smaller properties appreciating.

We have been following the multifamily market in Florida for the last 2?years and are truly starting to see the impact of the debt markets and insurance begin to reflect in pricing. What?felt like an unbreakable optimism shared by?multifamily investors seems to be finally cooling off.?
