Here’s a piece of advice: find your niche. Maybe it's luxury condos, historic homes, or like me, waterfront properties. Understand it deeply, become the go-to expert. Trust me, being a generalist might bring in cash at first, but specialization reduces burnout and boosts your reputation massively.

Branding is more than a logo or a color scheme. It’s about how you present yourself and your expertise. I chose to brand myself as a waterfront specialist because that’s where I had unique expertise. My entire marketing, from social media to personal interactions, reinforces this brand. Remember, your brand should reflect who you are. If you’re more casual, let that shine through—authenticity attracts.
3. Increase Your Visibility: Be Everywhere
Visibility is key in today’s digital world. I leverage every piece of content across multiple platforms. For instance, I use tools like ChatGPT to turn this video’s transcript into a blog post, enhancing my website’s SEO. Then, I repurpose that content onto LinkedIn, connecting it back to this video. And it doesn’t stop there; from TikTok to Instagram Reels, I make sure I'm visible to my target audience wherever they are.
