The master key to attract investors: How sustainability is changing the industrial parks scene in Mexico.

The first month of 2023 has passed by and the aftermath of the COVID 19 pandemic as well as the potential outbreak of an all out WWIII, continue to put pressure on supply chains around the globe, forcing companies to relocate production facilities in order to minimize risks and costs.??

Because of that, countries with strategic geographic locations such as Mexico have experienced an increasing demand for production facilities (meaning Industrial Parks), which, according to the Real Estate Analysis Company SOLILI, has translated into more than 5.4 million square meters being built as of November 2022 representing a 1.5x increase compared to the previous year.

And while these numbers may seem promising for all stakeholders there’s a caveat. Developing facilities to meet the current demand is just half of the equation. The other one, and we may add, the one that can secure a strong position for the long term is how sustainable these facilities are.

Think about it for a second. Most companies, and this is particularly true for those that trade in international markets, have made strong commitments to meet their 2030 pledges and as such will have to prove they are moving forward including all the stakeholders within their supply chain. Therefore it is of the utmost importance that all buildings used either for assembly or production meet the highest standards.

Are we there yet?

No, far from it. And that’s perhaps part of the problem. But as companies get closer to 2030 the demands and rigor in their policies will put most developments to the test. So getting ahead of the competition and making sure the investment made pays off in the long run is the right move.?
