Maskan Melrose, Greater Noida

During one of my many trips to the United States, I had a chance to visit my cousin Mohammed Shafeeq at Phoenix, Arizona. Had a forced stop over there at Phoenix on my return from Salt Lake City, Utah to meet him and spend some time with him as we grew up together in our childhood days. We planned a visit to Grand Canyon which is at a distance of around 255 miles from Phoenix and drove down on a week-end. The visit to Grand Canyon is a lifetime experience way beyond one's imagination and I will cover that in my upcoming articles.

On the way back from the Grand Canyon, as Shafeeq was pretty tired and unable to drive, we stayed overnight at a hotel in the beautiful town Flagstaff. We checked out of the hotel the next morning and continued our journey back to Phoenix. En route to Phoenix, we had a stopover at a spectacular town by the name Sedona. Till date I can still remember the beauty of this small town which is surrounded by red sandstone formations that appear to glow in brilliant orange and red when illuminated by the rising or setting sun.

The Connection - Abdullah & Amavasai

There is a famous phrase used in Tamil when we try to link unrelated things. People ask what is the connection between Abdullah and Amavasai (No moon night in Tamil). You must be wondering as to why Hasan is mentioning about Sedona in Arizona, US while launching a Halal Housing project in Shahberi, Noida very near to Delhi NCR. Yes, definitely there is a connection. Though there are no similarities in terms of physical characteristics of these two towns, there is definitely a spiritual connection.

Both the times I have visited this small town of Shahberi for our initial survey and assessment, I had exactly the same emotional feeling of visiting Sedona. The amount of tranquility and peace that I could feel inside me was something inexplicable. I was wondering why this town of Shahberi reminding me of Sedona that I visited several years back. I have certainly felt that there is some spiritual connection between these two beautiful towns. Though I may not get a chance to visit Sedona again in my lifetime, Shahberi will be my preferred alternative as I can reach this place in less than four hours from Bangalore airport.

How we ended up in Shahberi?

Many people from Delhi NCR keep approaching us to launch our projects in that region so that they also get benefited. As we have got back-to-back projects in Bangalore and other cities of South India, we never considered Delhi NCR very seriously. But recently a very close friend of mine Br.Mujahid approached me and took me to Delhi to meet some key connections there. They have lined up quite a number of projects for us in Delhi to take up and execute.

Out of those projects Maskan Melrose is something that is almost 80% percent complete and the developers have also agreed to our terms and aligned with our ideology of providing non-interest based EMI. The customers have to just pay 33% payment and take possession of the apartment in less than six months and pay the remaining amount in the form of non-interest based EMI over an extended period of 20 months. This is a truly win-win situation for both the project developers and flat buyers.

The Crossings Golf Course nearby provides ample recreational scope to the inhabitants. To enhance the connectivity of the region, the Noida Authority is speeding-up the work on the Faridabad-Noida-Ghaziabad Expressway (FNG).

Moreover, the connectivity of this area has received another boost with the extension of the existing City Centre Metro line to the Noida Extension. The place houses various schools, banks, hospitals and ATMs, which makes your life much more convenient as compared to other areas.

Maskan Melrose - Designs

We were not present during the initial design of the project as it happened around five years back. But whoever did the design has done an excellent job. I am surprised to see such an efficient design of accommodating six units of 3BHK on each floor in the floor area of 4500 sq. ft. (500 ghaz). Though in the presentation plan one of the rooms is shown as a living cum drawing room, it can be easily converted to a proper bedroom just by replacing the furniture. Each flat has one common toilet and one attached toilet which is another attraction.

Maskan Melrose - Pricing

You can check the pricing of apartments in the area where this project is located. The pricing is nothing less than Rs.5000/- per sq. ft. due to the heavy demand. But we are launching this project at just Rs.3300/- per square foot that means a discount of 34%. This is possible only through Halal Housing as we stay away from interest based Bank loans. Our customers are our investors and they get the entire benefit of this innovative model. Here is the cost breakup for each of the 6 flats on each floor, along with their super built-up area (SBA).

We are keeping both the initial payment (33%) and the EMI (20 months) as easy as possible so that most of our people can easily afford this scheme. You can take possession of the flat in less than six months, that is before the end of October 2023 and start your interior work much earlier. All we need is the 33% of the cost in order to complete the project and the remaining amount can be paid in the form of EMI over a period of 20 months once you occupy the flat. Registration will be done after completion of the entire payment.

  • Cost of a decent 3-BHK unit is just Rs.24.25/- lakhs all Inclusive.
  • One covered car parking Rs.2.50/- lakhs and to be purchased separately (we have only 16 car parking slots)
  • 33% initial payment and balance in 20 months as interest free EMI (~Rs.77,000/-) from the date of possession.
  • Promoters' Club members get 1.5% as incentive / referral bonus.
  • 5% discount for those who can pay the full payment upfront and go for registration.

There is no scope for any further negotiations in the above pricing as this is already a highly discounted pricing and the same can be validated whenever you come for the site visit.
