The standout performer is Paradise Valley, where per-square-foot prices soared by an impressive 42.3% between 2021-2023. This is a noteworthy trend, marking the first time since 2000 that Paradise Valley has surged ahead of the pack. The driving force behind this surge? New builds replace older homes, increasing costs per square foot and widening the gap between Paradise Valley and Scottsdale home pricing.

Other Cities Shine, too!

Scottsdale follows closely with a 23% increase, just ahead of Wickenburg at 22.9%. Fountain Hills, Cave Creek, and Carefree also experienced substantial per-square-foot price increases, exceeding 20%.

Luxury Market Highlights:

  • Valley-wide, homes selling for at least $3 million saw the highest year-over-year per-square-foot price increases.
  • Homes priced at $11 million or more witnessed a sharp increase of 12.8%.
  • The $7.5 million to $10 million range experienced a 9.5% increase.
