By the end of 2023, the total value of investor-owned farmland reached $16.6 billion, exemplifying an increase of 231% over the past 15 years. This trend is driven by farmland's resilience to inflation and its status as a solid long-term investment, given the UN’s projected 60% increase in food demand by 2050. However, concerns are raised regarding the impact on traditional farmers, especially as the average age of farmers rises and young farmers find it harder to enter the industry. Additionally, there is bipartisan concern in the US, over foreign ownership of farmland, with proposed legislation to restrict or ban non-US citizens or individuals from certain countries from buying farmland.?
Despite these challenges, investment firms currently only control 1% to 3% of the farmland market, suggesting room for further growth. This trend underscores the importance of seeking out unique and diverse investment opportunities, rather than simply following the crowd. Previously overlooked or undervalued assets like farmland can sometimes offer the best returns. New York City’s housing crisis has Mayor Eric Adams proposing a “City of Yes for Housing Opportunity.” It’s a bold plan to tackle high costs and cramped living by reforming zoning laws. The intent is to add more affordable housing in high-cost areas, legalize the conversion of vacant offices into homes, remove unnecessary parking mandates, and make allowances for garage conversions. Additionally, it advocates for transit-oriented development to permit the construction of 3 to 5-story apartment buildings near public transit.
