What’s not to love about lakeside living?
Every Calgary neighbourhood has its own strengths but there’s no doubt one of the most unique and attractive draw points for a number of select communities is the appeal of life by the lake.
Calgary boasts several both new and mature lake community options, each representing distinct market opportunities for both buyers and sellers. I’ve had a front row seat handling a number of properties in these areas in recent weeks, including this recently sold home in Mahogany.
Here’s a snapshot of what’s happening in five leading examples of Calgary’s lake communities – the five lakeside living neighbourhoods of the city’s south – including a look at the latest real estate activity statistics for each (from end of August):
Auburn Bay
Snapshot: The image that instantly comes to mind is a pair of Adirondack deck chairs perfectly positioned overlooking the large lake in this still relatively young family- and recreation-oriented south community.

New Listings: 54
Breakdown: The 19 sales in August included 13 detached, 1 apartment, 2 semi-detached and 3 row houses. The 54 news listings included 38 detached, 11 apartment, 2 semi-detached and 3 row houses. Total sales to new listings ration was 35.19%.
Mahogany
Snapshot: Calgary’s newest lake community will eventually be its largest. Mahogany a recipient of Canada’s Community of Year Award, has an ambitious vision to offer a lake lifestyle unmatched anywhere in the country.
Active listings: 67
Sales: 17
New Listings: 33
Breakdown: The 17 sales in August included 14 detached and 3 semi-detached homes. The 33 news listings included 23 detached, 3 apartment, 6 semi-detached homes and 1 row house. Total sales to new listings ration was 51.52%.
McKenzie Lake
Snapshot: One of Calgary’s first and best known lake communities, Mckenzie Lake is a tight-knit community with a strong sense of fun and active living. The tranquil, mature park surrounding the lake is as much of a draw as the lake itself.
Active listings: 30
Sales: 11
New Listings: 13
Breakdown: The 11 sales in August included 9 detached, 1 semi-detached and 1 row house. The 13 news listings were all detached single family homes. Total sales to new listings ration was 84.62%.
Lake Bonavista
Snapshot: The name says it all – this mature lake community offers “The good life” and has a long standing reputation as one of the most desirable suburban communities in Calgary. From large bungalows on mature treed large lots to many unique housing options, Lake Bonavista has a lot to offer for the discerning home buyer.

New Listings: 13
Breakdown: The 18 sales in August included 11 detached and 7 apartment homes. The 13 new listings included 6 detached and 7 apartment homes. Total sales to new listings ration was 138.46%.
Chaparral
Snapshot: Chaparral is unique among lake communities for its distinct balance of mature and newer property options. Bordered by the bow river valley and featuring a centerpiece 32 large-spanning lake with two waterfalls, Chaparral provides a great “get away from it all” feeling within the Calgary urban landscape.

Breakdown: The 18 sales in August included 13 detached, 1 semi-detached home and 4 row houses. The 25 news listings included 18 detached, 2 semi-detached homes and 5 row houses. Total sales to new listings ration was 72%.

8 年I agree! There are also several "Hidden" gems in the Northwest. That would include Arbour Lake and Hidden Valley Lake! Check them out for FANTASTIC value in Lake Living. On the water for less than $1M!!!!!
