As humans, things that are visually appealing, which is often the first sense we perceive things with, they appear overall appealing. Therefore, in your properties, when you want to attract a certain type of tenant, or purchaser, your ‘product’ aka your house, should be visually appealing.

This is tricky, because we all have different taste, likes and dislikes. However, there are some comment trends and colours that will be stylish, yet appeal to a broad range of people. You don’t want your design to shut out everyone, although it will do to some.

Social media is powerful and a lot of people want their houses to look like the marble clad, black-tapped, hipster-shelved houses on Instagram. If you can recreate this look, within budget then you will have a more ‘on-trend’ product. Often having a positive effect on the bottom line. We use Instagram, Facebook and Pinterest to keep abreast of the latest trends, whilst also having interior designers in our network that we utilise often for advice and suggestions.

We don’t spend more, or much more than a normal refurbishment, because we source materials carefully, and through our network at large discounts. This has taken months to build and gain access to these. What I do spend more time on, is the interior design. Picking the tiles, the tap, the basin, the paint, the flooring and the rest. Which shade of grey is better? Which brings out the room? What’s the vibe here, what’s the mood?

I think it’s important to spend time here, the better your house looks and functions, the higher your rent or resale will be. So, put a bit more care into the design, colours and textures, and I promise you will reap the rewards in money and brand equity.
