Spring is just around the corner. For many homeowner’s, they feel spring is the time to list their home. Though I never suggest waiting for the next market to sell your home….. my thoughts are, the time to sell is when it is time to sell. See what Bill Gassett a Hopkinton MA Realtor says about waiting for spring to list your home.

But, if you are one of those homeowners waiting to list your home during the spring market, now is the time to contact an agent to you list your home. It takes a little time to prepare and stage your home and create and implement the marketing on your home for a buyer to fall in love with it!

The Last Minute Lister

As agent’s we all get them. The seller who calls you and wants to list their home in 3 days. Most likely they have known they were going to sell forever!! Yet, their house is ill prepared for the real estate market place. I just had one myself and I had to slow them down so we could get their house listed properly.

With very quick market times due to the condition of the real estate market and the role the internet plays in the marketing of homes, it is important to have ALL of the marketing in place the day it hits the market. 

Usually you know months in advance you want to sell, call an agent immediately, irregardless of the time of year or when you want to list.

Call An Agent The Minute You Have The Thought of Selling

A good listing agent will make suggestions to prepare your home for today’s buying pool, They will possibly bring in a home stager and other marketing support such as real estate photographers, home inspectors for a pre-listing inspection and help line up the appropriate contractors for any small repairs that may need to be done.

This all takes time. The days of snapping a few pics and throwing your listing on the local Multiple Listing Service is gone.

If you are looking to sell your home for top dollar and the least amount of hassle, a successful home sale is a carefully crafted plan. Fools rush in where angels fear to tread. Just because you hear the real estate market is red hot, that doesn’t mean you should skip the basic principles of listing your home.

Remember there is still a large percentage of homes that either requires multiple price changes to sell or expire on the market unsold.
