Lopez Team Case Study: How a condo sold in 15 hours (when the average was 32 days on market)

My client reached out before packing up their condo. We met at the property during their packing process to discuss the listing process, comparable properties, pricing, etc. The next step was to bring in the photographer to provide her insight on what should stay and what needed to be packed up. She suggested simple, manageable solutions to modernize this condo that was full of antique furniture. For example, we replaced the lampshades, but not entire lamps. We replaced dated art on the walls, removed over 1/2 the furniture, etc. On staging day we brought in brand new, simple lampshades, fresh art, new bright white towels, new throws and pillows, faux greenery and live green plants, and more. (Note the big difference the lampshades make in the before photo, and the staged, updated lamps in the after photo below)

Once everything was clear and staged for optimal showing, the photographer went to work on capturing angles that showed exactly what to expect. "There's a fine line between showing a home in the brightest, most inviting way that buyers HAVE to get in and see for themselves and extreme wide angle, over-edited images that leave a potential buyer disappointed when they arrive for a showing." I think we found the perfect spot on that spectrum.

This graph shows what the local market was doing during this time. Condos in this city, with this amount of bedrooms, at this square footage and in this price range are on average sitting on the market for an entire month. This home sold in just 15 hours because of the extra, deliberate steps we put in prior to listing.
