At some point, you've surely narrowed down a long list of houses to but a few. It's time to take a serious look to spot possible defects and problems which would necessitate repairs. Be sure to talk to the listing agent, and ask about anything which you might not see on your own.

These are but a few aspects you should investigate:

• The exterior of the property - Concentrate on the roof and cracks in the walls
• The interior - Look for mold, cracks, signs of neglect, ventilation
• The electrical system, the plumbing, the heating and the air-conditioning - Ask about how old they are and whether they need repairs or replacements
• The neighborhood and the placement - Is it a safe neighborhood, close to schools and other points of interest? Are there parks and recreational centers? How are the other houses in the neighborhood? Is the house in a quiet area?
• Features which add value to the property - Front porches, gables, established trees, shrubberies, perennials, value enhancing remodeling.

Please be advised that this kind of inspection does not replace a professional appraisal. But it does help you to evaluate the houses you've seen, and decide on the final one.
