This is so I can establish your investment criteria. Whether it be short, medium or long term investment looking for immediate cash returns or capital growth; you may be looking for a property to live in the future.
2. Establishing Investment Objectives
I focus on how to achieve the results you are looking for from the property investment, type of property, size, location.
3. The Find
Once we have established the type of property its just down to hands-on research. I’ll provide you with the strength and weaknesses of each property and shortlist to conduct viewings. I will also provide a list of recommendations following the viewing and likely costs to present your property onto the rental market. I will arrange and carry out view on your behalf or accompany yourself or adviser. I will provide you with details of the likely rental returns and the overall yield for the property.
4. From Offer to Completion
Once we have identified your investment property and you are ready to make an offer, I will manage the entire purchase process, from facilitating the negotiation, to arranging surveyors and instructing solicitors. I will even pick up the keys on your behalf on completion.
5. Post Purchase Support
As part of service, I will also help you plan the management of your property, from Gas certificates through to complete refurbishments. I will commence marketing at the appropriate stage and introduce suitable, fully referenced tenants.
6. Costs
I do not charge for this service currently, the only expectation being that you would instruct us to manage your property once purchased.
